Im Getting a House - Loan Approved

Bismillah

Cerita pasal loan rumah.
I dah try apply untuk various bank.
But yang bagi jawapan positif is CIMB.
Yang tak bagi jawapan pun ada juga.
But, for sure, you cannot stop at one.
Kena apply at least 3 banks.
Or same bank but different branch.

Things to get ready is:
1) Copy of your NRIC
2) Copy if your EPF statement
3) Copy of your monthly payslip (3 months)

So bank I tried on are RHB, Bank Rakyat, CIMB.
Bank Rakyat gave negative feedback.
Then RHB, no response.
CIMB, yes, but with some clause I didnt favor.

So how I end up choosing CIMB juga at last?
Gelak jap.
I have to decide, the clock is ticking.

Tapi, the best is, you should try go for more banks.
Jangan just agree with one.
And don't be too quick to satisfy.

Another part is that kena watch out DSR (Debt Service Ration)
Macam mana nak kira DSR sendiri?

Hutang Semasa + Hutang baru / Gaji Bersih x 100

So, sample macam ni:

Hutang Semasa - Kereta RM500 + Credit Card RM250
Total Hutang Semasa - RM750
Tambah akan datang Hutang Rumah - RM530

Gaji Pokok - RM2500
Gaji Bersih - RM2150 (lepas tolak EPF & caruman lain)

Maka,
(RM750 / RM2150) x 100 = 59.53%

DSR is round up to 60%, dan to be fair, (disclaimer)
Bukan semua bank accept high DSR macam ni.
It depends pada bank itu, ada yang 40%, 50%, 60%.
Depends juga pada salary scale you.
Kalau gaji lebih tinggi, tak mustahil DSR boleh jadi lebih tinggi until 70%.
Lain bank lain cara pengiraan mereka.

To be safe, sebelum masuk kan kaki dalam nak buat loan.
Boleh kita sendiri kira kelayakan DSR kita.
Maka, kita pun boleh buat precaution move when necessary.
